87 Million Millennials.  That’s a pretty big market.

But they are not an easy crowd to reach.

At least, that’s what they want you to think.

The reality is – to find them you simply need to go where they are “hanging out”.

And for the most part, they are hiding EVERYWHERE.

This crowd can be found in little nooks and crevices all over the DC area. But marketing to them can be a real challenge.

Most of them couldn’t tell you what is on the billboard just around the corner from their house.  But they can certainly tell you what’s at the top of their Instagram, Facebook or Twitter feed this morning.

I suggest that if you want to reach this crowd and understand where they are coming from start with understanding how their buyer profile is different from Generation X.

Their college debt load is higher because most of them rode out the Great Recession by staying in school getting better “qualified” for when they finally entered the job market.

Across the country, many recent graduates have met a challenging job market. But – here in the DC area, things are a bit different.  Many of the millennial crowd are finding a robust job market, and the best in their field are still being heavily courted by head hunters and placement professionals in the most competitive fields.

Here is a secret  – The DC real estate market is alive and well.

“That’s too risky.”

I hear it all the time.

When people ask what I do for a living some people respond by telling me about a cousin or brother-in-law who either “lost” a ton of money in real estate, or recently made a fortune.

It never fails though – if they have the distant cousin who “lost it all” they have formed an opinion that buying a home, renovating it and selling it at a profit is just “too risky”.

I usually just smile and listen to their story.  Here is reality from my perspective and how I would like to respond:

“Of course my business is risky. So is yours. I have just learned to reduce the trust the process and focus on doing good work and helping other people.”

When I say “your business” it may be that you own a small business like I do.  You get up everyday and you are in charge of how you spend your time and how you respond to the challenges that may come.

Your business may mean that you work for someone else.  You get a paycheck every other Friday.  Your job may be your business.  It’s how you make a living.

Your job may have risks as well.  You could be going to work at a job you don’t really care for, or working with people you would never associate with outside of work.  That causes a tremendous amount of stress.  Some people don’t feel fulfilled by their work – but they say to themselves “Hey. It’s a check.”

Few people want to admit but their job may not be all that secure.  Millions of people learned that lesson the hard way in our last recession.  Thankfully, we are through that era as a broader economy.  Sociologists are telling us that many of the people that were laid off and have gotten back to work don’t seem to be as happy working today. Economists are telling us that those people who lost their jobs are still not earning as much as they were in the early and mid 2000’s.

For those people that are back to work, they are getting a check, but something is still missing.  Just having a job sometimes isn’t enough.  Sometimes people want a purpose as well.

I think that is one of the reasons we as a country are having such a surge in entrepreneurship.

I am a big fan of choosing your own destiny.  By that I mean – planning and mapping out where you want to be – as opposed to being at the mercy of your boss’ plans for you.

If you started working 5 or 10 or even 20 years ago – are you where you hoped you would be in your career today?

Did you have bigger plans at the beginning and over time slowly lost your dreams as they got mixed in with the challenges of everyday life?

What if you could turn it around and start enjoying your work more?

I hope you come and join all of our WREIA members are our meeting this Monday. I want to share a plan that we have devised, utilized and shared with other students.  Some of those students have gone on to mini-retirements of their own.  They checked out of the workplace and are enjoying their life on their own terms.

One of the biggest risks for all of us is that we spend all our time and energy living a life that is not rewarding, unfulfilled, and suddenly realize that we have put all our  effort into building another persons dreams – and not focusing on our own future.

Join us on Monday and take away a few tools and exercises you can use to get focused and get determined.  Just being at WREIA on Monday and taking action on what you learn will help you finish this year strong and start 2016 with passion.

Amazon Hiring 100k Seasonal Employees (LINK)

For many people the extra seasonal income is a way to put away additional rainy day funds, or use it to wisely pay cash for a few extra gifts without going into debt.

This got me to thinking – “I wonder how someone getting started in our business could leverage this type of seasonal employment opportunities?”

Follow me for a few minutes and reflect on a WREIA article we posted a few months ago:

My challenge to you in that post was to act like Amazon and hire a temporary employee to do a little work for your business.  That temp employee could help you create a postcard or maybe do some research and help with a mailing list.

Some people may have trouble coming up with an initial fund to get started and pay those temporary employees. So take the temporary employment opportunity a step further and we find ourselves involved with something a college friend told me about  – international wage arbitrage.

This sounds crazy at first, but what if you decided to take a job with Amazon, or another seasonal employer over the holidays?  Most companies will pay around 12$ an hour in the U.S. – maybe more.

Lets say you only work part time, 20 hours per week during the evenings, for the next 8 weeks.  Quick math ….. and it seems like you can walk away with a couple thousand dollars.

What do you do with that extra money?  Spend it on gifts?  Perhaps.

Maybe instead, let’s implement a little wage arbitrage.

Simply put that 12$ an hour to use for you – and invest it in your business – creatively.

You can hire someone overseas to do some research work for you for 2-3$ per hour.  In other words, for 12$ an hour you could hire 4 talented people and pay them 3 dollars an hour.

How much would you accomplish if you hired 4 people to work for you over the next two months?

Do you think if you picked the right mix of people you might be able to uncover a single deal in the DC area?  There are nearly 6 Million people in the DC metro area – could you find one person to help with a housing situation?

Obviously, these temporary workers will not be out knocking on doors for you.  They will likely be sitting at a desk in the Philippines or India, maybe Pakistan, or even Russia.  They may work off hours, but does that matter if they are getting good quality research finished?

Finding a good deal does not come easy these days.  Anyone telling you that investing in houses or renovating properties is easy – is quite frankly – lying to you.

However, you can begin by taking a few small smart steps and wisely investing in your business.  At WREIA this month I am going to show you how you can start with nothing today and safely walk into “retirement” within 10 years.

As I look down the road over the next few years, I will have two kids going to college and after that – the home stretch to “retirement”.   I know the financial pressures that everyday life can bring.

This is not going to be a fantasy type dream plan.  It’s going to be an actionable itemized plan that will allow you to step away from a job (if that is what you want) and have enough set aside to enjoy life and live comfortably on your terms.

The reality is, if you take a few small steps and get started, the small snowball in 2015 can be a giant unstoppable machine by 2025.

I couldn’t have said it better myself. But let’s give credit where it is due. The author is spot on with her statement that –

“Email is still an extremely effective method of keeping your name in front of prospects and customers.”

You may have heard me say this at WREIA a few times over the last couple of years:  “I wish I had started collecting and organizing my contacts sooner in my career.”

When I finally did start organizing the information on people I met – it was a little messy.  When someone gave me their business card I went back to the office and pasted their card to a 3×5 index card and put it in a small plastic box.

Pretty quickly I outgrew the little plastic box.   My card colleciton stayed on paper but I moved everyone to a circular “rolodex”.  Finally in the early 2000’s my office assistant moved all of that information to a new electronic contact management system.

Email is so much cheaper and easier than my old system. We all know this at this point.  What has made things difficult now is spam filters and other guards that people have put around their inbox – and for good reason.

#4 on the authors list is “Join a local organization and go regularly.”

Networking is essential to the success of your business.  At some point in your work day it’s important to step out from behind the laptop and smart phone tethers and go live with a conversation with real people in real time.

Sure, you can keep up with people online and through email, but nothing beats a real live person-to-person conversation.  It’s why airlines have no chance of going out of business.  People have a need to connect.  No amount of email or Facebook posts will ever be as good as a hug from an old friend or family member.

When it comes to business, the best among us know that it’s hard to “lose” when you have a chance to look right in the eye of your customer and tell them why you have the best solution to their problem.

WREIA is different from every other group in the DC area. Your defenses won’t go up when you see this months out of town expert trying to sell you some packaged way to find homes or connect with people.

Our WREIA members know that they can expect real world solutions from DC professionals who do what we do for a living.

This month is no different.

IMPORTANT – Sept. WREIA Meeting Postponed 1 Week

Hello WREIA Members,

I just hung up the phone a few moments ago with the final details and wanted to make this announcement as quickly as possible.

Due to a death in the family,  our speaker at WREIA this month requested that we  delay his presentation for one week.

Of course we obliged and the rescheduling has fallen into place nicely.

We have rescheduled our

Sept. WREIA meeting for Sept. 28th.

 

I think the content of this years presentation is incredibly important to your business, and simply re-arranging a schedule is the least we can do to accommodate our speaker and his family as well as our WREIA members.  I don’t want you to miss this.

For those wondering about the details of the Sept. meeting – it has become an annual favorite among WREIA members.

Are You Ready For Change? (Article Link)

Re: Your Business Faces Constant Change

Two things will force you to make changes in your business.

Lack of Capital and lack of Time.

Lack of Capital means that you have to find a way to bootstrap a solution.  We all tend to be good at this in the beginning of our careers or when we are launching a new venture.  Simply put, when our reason to succeed is big enough, we are almost unstoppable.

On the other hand, once you have some success, managing that success takes a lot more Time.  Lack of Time will force us to make business changes as well and take things to a whole new level.

If you find yourself without capital or without enough time – you have two choices when it comes to making changes:

You can either adapt to the market, make some changes and choose to deliver what people want,

or,

you can keep doing what you are doing, and over time you will start to wonder why you are not keeping up with the younger and hungrier crowd.

The details of an article have been on my mind over the weekend.

According to the article the average age for a renter is 38.

However, only three-quarters of the rental market is under 45.  25% of the rental population is over 45 years old.

That leaves a huge number of people in the retired and baby boomer markets.  Apartment developers that are catering to this crowd are doing well.  Business 101, right?  They are finding a segment of the market and providing a service or product that they need.

The speaker at our WREIA meeting on September 28th is an active investor who has adapted and updated his business on 3 occasions.  I know because I frequently work with him and still mentor him on some of his deals.  He has over 15 years of experience in real estate as a developer, landlord but he started like many of us did as a part time rehabber.

Aside from the time in the business, he is passionate about how he uses technology to leverage his marketing. He uses his marketing skills to source new deals and sell existing projects, as well as find new people with capital.

He has used all types of media for his marketing – from billboards to radio, magazines and direct mail, right on down to Facebook and Google – all with a variety of email campaigns thrown in.

You can always learn a thing or two about marketing from someone with real world experience like this.  Make plans to be with us on Monday the 28th.

He is going to be talking about campaigns that he has been running over the last few weeks.  Including a project that I reached out for some help implementing.

40% Response Rates – In 2015!

I remember a time, a long time ago back in the early 2000’s, when I could send an email and it was common that 30-40% of my list would open it within 24 hours.

That was a long, long time ago, and that was to a warm list – meaning those people had heard of me.  Maybe they had even done business with me. Still, I was thrilled when 3 or 4 out of 10 people would open my email.

Today, it’s not uncommon to get closer to 10-15% open rates on an email.  That means that 1 out of 10 people will actually be reading my emails.

A lot of factors go into that lower “open” rate today. Some of the reasons we all have a lower open rate in 2015 include: aggressive spam filters, lower attention spans, dead and churned email accounts, folder filters and so many more reasons.

Why would anyone in business still send email if only 1 person out of ten will read it? What if I told you that email is one area that continues to propel my business year after year – even at 10% open rates.

Let me explain with a few details.

You will never believe the results of this recent email test.
A property I had listed was not getting enough showings and it was frustrating me.  I needed to step it up and get some feedback, a few showings and maybe generate a few offers.I reached out to my marketing “secret weapon” and over the next 24 hours came up with a creative plan.  My company sent a small email test – during the week before Labor Day Weekend.

I had very low expectations.  In fact, I thought the response would be a little lower than normal as it felt to me that people were still not “back in town”.  Metro DC traffic was still low and many of my friends were out of town enjoying the last few days of summer.

Except this time we used a new tool (that I had never heard of) and made a few small changes to my usually effective marketing plan.

In fact, over three days we ran a few small batch tests to a total of 256 highly targeted people.  It started on Wednesday shortly after noon.
The results were astounding.Each day and with each new batch – we changed just a few small details of the email.

By Friday afternoon, when I expected most people to be sitting in their cars heading to the beach, we had over 50% of that list open the email.

What makes this even more incredible – it was all a COLD LIST!

These people had no idea who I was! They had never received an email from me before, and yet 1 out of every two people I sent this email to – opened it!  Some even thanked me, called me or gave me some valuable feedback in their replies.

Would you like to know what I sent them?

What about the tools I used?  The tools were all free. Nothing we used for this “Labor Day Test” cost us an arm and a leg or required 10 hours of high dollar coaching from some out of town guru or mentor.
